Our Methodology
AI Property Valuations
Our AI valuation model generates house price estimates for every UK postcode district using a weighted approach:
- 60% Recent sales data — weighted blend of median and mean transaction prices from Land Registry data over the last 12 months
- 20% Trend projection — 1-year price change applied as a forward estimate
- 10% Property type mix — local adjustment based on the distribution of detached, semi-detached, terraced and flat properties
- 10% Area premium/discount — deviation from county average prices
Confidence Ratings
Each estimate includes a confidence rating based on the number of recent transactions:
- High confidence: 100+ sales in the last 12 months (±8% range)
- Medium confidence: 30-99 sales (±12% range)
- Low confidence: Under 30 sales (±18% range)
Rental Yield Estimates
Rental yields are estimated using ONS Private Rental Market Statistics for regional median rents, weighted by the local property type distribution and adjusted for the area's price-to-regional-average ratio.
- Gross yield: (Annual rent / Average price) × 100
- Net yield: Gross yield minus ~20% for management, voids, maintenance and insurance
Investment Score
The 0-10 composite investment score weighs five factors:
- Growth (30%): 1-year price change relative to national distribution
- Yield (25%): Gross rental yield relative to national distribution
- Safety (20%): Inverse crime rate compared to the national average
- Schools (15%): Proportion of Good/Outstanding Ofsted-rated schools
- Connectivity (10%): Average broadband download speed
Price Forecasts
1-year and 3-year price forecasts use linear trend projection from 3 years of historical data, capped at ±15% per year to avoid extreme projections. These are trend-based estimates, not predictions.
